After a long period of 14 years without any new project launch, the serene and lush private residential area of Pine Grove finally welcomed the arrival of Pinetree Hill in July 2023. Developed by a joint venture between UOL Group (UOL) and Singapore Land Group (SingLand), this luxury condominium has elevated the capital values of the surrounding District 21 neighborhood.
Spread across three high-rise residential towers, Pinetree Hill boasts a total of 520 units. Offering a diverse range of unit types, from a 538 sq ft one-bedroom-plus-study to a 2,874 sq ft five-bedroom penthouse, the project caters to a variety of lifestyles. Since its launch last year, Phase 1 of the project has seen a take-up rate of 63% for the 400 units released, at an average price of $2,430 per square foot (psf). With construction in progress, the on-site sales gallery has been closed and a new one has been erected on Holland Road, featuring updated show suites.
Singapore’s cityscape is characterized by towering skyscrapers and contemporary infrastructure. The new phase of Pinetree Hill’s launch, Phase 2, will offer 120 premium units, primarily on the higher floors across all unit types. These units offer panoramic views of the neighboring Clementi Forest and Bukit Timah Nature Reserve. Designed by renowned project architect P&T Consultants, the development sits atop a 10m hillslope, with the towers elevated at 12.6m or approximately four storeys above ground level. This design allows for residential units to start from the second storey, equivalent to eight storeys above street level along Ulu Pandan Road. The towers occupy only 12% of the 242,563 sq ft, 99-year leasehold site, leaving 88% for beautifully landscaped gardens, pools, and communal facilities, specially designed by acclaimed landscape architect Henning Larsen. One of the distinctive features of Pinetree Hill will be the three “Pinetree Nests” – nest-shaped pavilions suspended from the heavily landscaped 10m slope facing Clementi Forest.
Although almost half of the units have already been taken up, there are still a variety of attractive and well-priced units available in Pinetree Hill, especially from the newly launched high-floor units under Phase 2. Prices start from $2,313 psf.
With consideration for different lifestyle needs, the units are priced attractively. Pinetree Hill offers a wide selection of two-bedroom units, including standard units ranging from 700 sq ft to 845 sq ft, premium units from 764 sq ft to 915 sq ft, and premium plus study units from 797 sq ft. These unit sizes are larger than those launched after the URA guidelines were revised in June 2023, which will require developers to account for the change in overall saleable area when setting pricing strategies for new projects. As a result, unit sizes for new projects are likely to be smaller. UOL-SingLand had acquired the Pine Grove GLS site in June 2022, before the revised URA guidelines were implemented. With an investment of $2 million, buyers can now purchase a two-bedroom premium plus study unit, which can be easily transformed into a nursery or cozy bedroom for a young child.
Apart from the wide selection of unit types, Pinetree Hill also offers an extensive range of facilities, such as a 50m swimming pool, tennis court, half-basketball court, clubhouse, and dining pavilions. Residents can also enjoy the newly opened Clementi Nature Trail, a 2km nature trail that connects the Rail Corridor to the new nature park at Dover Forest. Families with school-going children will also appreciate the project’s proximity to sought-after schools within a 1km radius, such as Henry Park Primary School and Pei Tong Primary School. Additionally, Pinetree Hill is located near the National University of Singapore, one-north, and the science parks. Situated in District 21 and just a short distance away from prime District 10’s Holland Road, Pinetree Hill is also conveniently located near trendy lifestyle and dining establishments at Holland Village, Chip Bee Gardens, and Dempsey Hill. It is also close to shopping havens such as One Holland Village Mall.
Expected to be completed in 2027, Pinetree Hill’s location is also highly accessible. It is near the existing Dover MRT Station on the East-West Line, as well as the upcoming Maju MRT Station on the Cross Island Line. For those who drive, the development is just a 10-minute drive from Singapore Botanic Gardens, Orchard Road, and one-north business park, and a 15-minute drive to the CBD and Jurong Lake District. It is also easily accessible via the Ayer Rajah and Pan Island expressways.
UOL and SingLand are the renowned developers behind several highly successful projects in recent years, such as Watten House, AMO Residence, and The Watergardens at Canberra. Despite the cooling measures, 84% of the units at the freehold, 180-unit Watten House have been sold at an average price of $3,260psf, since its preview in November last year. The best-selling project in 2022, with 98% of units sold on its launch weekend, is the 372-unit AMO Residence at Ang Mo Kio Avenue 1, which was fully sold by November last year, with an average price of $2,114 psf. Launched in August 2021, The Watergardens at Canberra, a 448-unit project, was fully sold by March 2023.
